How Scape is handling COVID-19

How is Scape keeping students safe during COVID-19?

In this time of uncertainty, Scape would like to reassure everyone that we are doing everything in our power to ensure our buildings maintain a safe and controlled environment amid COVID-19 concerns. Our residents’ health and safety is paramount, and we can confirm we have been at the forefront of obtaining pertinent information and implementing procedures to provide an industry leading response for our students.

Though this health pandemic is proving to be both challenging and taxing on institutions and communities worldwide, we hope to instill a sense of calm and alleviate any concerns regarding the spread of the COVID-19 virus within our properties.

We have challenged ourselves to be proactive and put the students’ well-being at the heart of our response to the Coronavirus situation. It’s obviously a very challenging time, but the compassion and support shown by our staff and residents has been heart-warming.

Scape have taken measures in accordance with Australian Health Services guidelines to ensure the health and safety of all of our residents and staff. Additional cleaning measures have been introduced, identification checks and screening for all arriving residents including filling in an arrival card stating the travel stops they have undertaken.

From mid-March, as an additional protection measure and supporting our residents, there will be nurses on site for health screenings and temperature checks.

We are working closely with local government and health officials in providing best practice solutions and following all necessary protocols. You can be confident that these precautionary measures are keeping our buildings in a controlled and protected environment.

Additional measures include:

  • Wiping down all common areas with disinfectant wipes regularly
  • Provision of hand sanitiser throughout all buildings
  • Deployment of professional cleaners in high traffic areas
  • Extra in-house cleaning
  • Nursing support on standby as well for helping any resident who does not feel well
  • On-demand safety and well-being Sonder app with tailored COVID-19 response service

Our residents have all the support networks consistent with our 24/7 professional concierge standards.

Contracts & Pricing

What contract lengths do you offer?

To receive the best weekly rate for your booking, our standard contract length is minimum 51 weeks. We also have rooms available for students looking for 1 semester at a slightly higher weekly rate. Please contact us if you require a contract length or start date that you do not see offered on our website and we will be able to assist with pricing and options.

What date do contracts start?

Our standard contract start dates are late January to early February for Semester 1 and mid-to-late July for Semester 2. Our recommended start dates will be provided when placing a booking for a room online.

We do have limited availability for altered start dates, so please contact our friendly Scape team if you’d like to book for different dates.

What if I need an earlier check in date?

Please contact the Scape team if you are looking for a different check in date.

What is included in the rent?

Scape’s contemporary and fully furnished rooms (including a double mattress, smart TV, stools, desk chair and personal fridge), private bathroom, kitchenette, access to our vibrant communal spaces, all utility bills (i.e. electricity, water, heating) and unlimited Wi-Fi internet are all included, plus access to our full events program.

Scape South Bank has additional complimentary daily continental breakfast and shuttle bus rides to major universities. Our newest addition, Scape’s Backyard is the perfect place for you and your mates to grab a footy, have a BBQ and soak up some sunshine.

For ease, residents can purchase a wide range of items from our online myScape portal and at the reception desk for all of your bedding, linen, crockery, cleaning and hospitality needs so when checking into Scape, you will have everything you need and can get straight into your new home.

Do you have any rooms available for the summer?

Yes, please contact us directly for any short-term enquiries over the summer period and we will do our best to accommodate.

What type of contract will I be signing when I make a booking?

Scape is compliant with the Residential Tenancies Act in each State which means you will sign a Residential Tenancy Agreement.

Can I get a copy of my contract?

You can view a copy of your Tenancy Agreement and all other documents relevant to your tenancy online using your myScape portal. You will also be emailed a copy once signed.

What are the differences in price for rooms?

We offer a huge range of rooms at Scape and prices vary based on whether you book a Studio Apartment, Shared Apartment or a Twin Studio Apartment. Differences in prices are based on the size of the room, its location in the residence, special features or layout of the room and the contract length booked.

What is your Cancellation & Refunds Policy?

In order to reserve a room at Scape, customers must pay a non-refundable, holding deposit equivalent to one week’s rent when booking a room online through the Scape website, in person at a Scape residence or making a booking over the phone.

Customers will be required to sign a residential agreement prior to arrival and at this point, the holding deposit will go towards the first payment of rent.

If a customer requests to cancel or does not sign the residential agreement within the required timeframe specified by Scape, the booking may be cancelled and all fees paid will be refunded to the customer less the 1 week holding deposit.

All cancellation requests must be in writing and sent via email to [email protected]

All refunds will be made via the same method in which they were paid and to the same bank account or credit or debit card used. In order to arrange a refund, the customer may be required to complete a refund form.

Once the residential agreement is signed, the terms and conditions of the residential agreement will then apply.

If a student does not get accepted into their educational institution or does not have a valid visa approval, the holding deposit can be returned to the student.

Do I have to pay a bond?

Yes you do. The bond is equivalent to 4 weeks’ rent and must be paid by the tenancy start date. We will lodge it with the appropriate state based authority and you will then receive an email confirmation with your bond lodgment number once lodged.

What does my bond cover and when will I get it back?

The bond is registered with the appropriate state based authority and covers any damage you may cause to your room; this excludes normal wear and tear. It is refundable at the end of your stay with us as long as there are no damages, your room is left clean and there is no outstanding rent. You will receive an email when your bond is ready to be returned. Release of your bond from the state based authority will either be transferred into an Australian bank account which is the preferred method, or you can arrange for a cheque to be sent to you.


How do I book?

You can book a room over the phone with one of the Scape team by calling +61 (0)3 9977 8088 or 1300 068 888, in person at a Scape property or online by hitting the ‘Book this room’ button in the checkout panel on this website.
It is quick and easy with immediate confirmation once you complete your booking and pay the holding fee deposit equivalent to one week’s rent.

How long until I get a reply to my application/enquiry?

When booking a room online, you get immediate confirmation as soon as you pay your one week holding fee. You will receive a confirmation email with all the booking details and important documents attached along with next steps.

For general enquiries, we aim to reply to all applications or enquiries as quickly as possible. Sometimes it may take longer in busy periods. Don’t worry if you do not hear back straight away, we know you are there and we are doing our best to accommodate you, otherwise please call +61 (0)3 9977 8088 and speak to one of our friendly team members.

I'm not a student. Can I book with you?

Unfortunately not, our properties are available to students only. 

When do I have to pay my rent by?

An initial holding fee of one week’s rent is due when you make a booking to secure your room at Scape. This payment is non-refundable and becomes a part of your rent when you check in. There are 2 options to pick from to pay your rent:

  • Fortnightly by setting up direct debit prior or upon check in.
  • All rent paid upfront.
What payment types are accepted?

We accept the following forms of payment which can be taken online, over the phone or in person at a Scape residence:

  • Debit cards (international debit cards will incur a 1.25% surcharge)
  • Mastercard (1.5% surcharge will be incurred)
  • Visa (1.9% surcharge will be incurred)
  • Union Pay (1.9% surcharge will be incurred)
  • Flywire (enabling students to pay via many international methods or local bank transfer)
  • Bank transfer 

If paying your rent fortnightly, you will need to set up direct debit, which is quick and easy.

Please note we do not accept any cheques or cash payments. 

Do I need a guarantor to book?

No you don’t need a guarantor to book.

Can I book a viewing?
Yes, absolutely. You can book a tour by visiting here. Please make sure you receive a tour confirmation email before arriving.
How much do I have to pay to book?

To secure a room at Scape, you just need to pay a non-refundable holding deposit (equivalent to one week’s rent), which will become your first week’s rent upon check in. We offer a variety of payment options for rental payments and we will contact you closer to your tenancy start date regarding payment of bond and any other rent due.  

Can I move in later than my start date?

Yes, you can move in on the day your contract starts or any day after, just contact our Scape team to let us know your planned arrival date and time.

Can I live near my friend?

We will always do our best but this will depend on availability. We do have a range of shared apartments with two, five and eight bedrooms, which are a great option for friends who would like to share their Scape experience, subject to availability. Please contact the Scape team directly to talk through different options.

Can I swap my room once booked?

We have limited availability but if you would like to request a room move, please contact the Scape team directly to talk through different options and we will always do our best to accommodate.

What size is the bed?

Double beds are provided in all rooms except for Twins where you are provided with a King Single.

Is Scape a preferred supplier for any institutions for students under 18?

Yes. Currently we are a preferred supplier to accommodate students aged 16 or 17 upon check in for the below institutions. 

  • Monash College
  • Monash University (Parkville & City Campuses Only)
  • UNSW Global
  • University of Melbourne

Living at Scape

Can I share a room at Scape?

Scape rooms are for single occupancy only, however, we have some great Shared Apartments and Twin Studio Apartments available in Sydney, Melbourne and Brisbane if you would like to live with a friend. Our Twin Studio Apartments are limited in availability in Melbourne and Brisbane, and please note that these must be booked by two friends at the same time. 

We also have larger studios that are available to couples, as long as you are both full time students. Please note when booking a dual occupancy room, this will increase the weekly rent. Please contact us for further details.

What happens if something in my room, e.g. a chair or light bulb breaks?

Please report any maintenance issues on your myScape account under myMaintenance. Your problem will be logged and a member of our on-site maintenance team will be in touch within 48 business hours to help resolve the issue as soon as possible. 

How is my room cleaned?

It is your responsibility to keep your room clean. Complimentary vacuum cleaners are provided in the building and available for you to use. If you are too busy hitting the books to clean, we have some great cleaning options available to purchase including a weekly cleaning service. More details are available through myScape, or please ask someone from the Scape team for more details. 

Is there a gym/fitness club at Scape?

Yes, at Scape Swanston (Melbourne), Scape Toowong (Brisbane) and Scape South Bank (Brisbane) have 24/7 gyms in the buildings, and access is available to all students and included in your rent price. To use our gyms, you will need to complete a health and safety declaration and waiver. 

Is there a café at Scape?

There is a cafe at Scape Swanston (Melbourne) for you to grab a coffee or a quick bite to eat with a menu designed with students in mind. 

All Scape properties are also located close to many food options. 

Do you allow pets?

No sorry, pets are not allowed at Scape.

Is there a curfew?

If you are 18 years old or over, there is no curfew at Scape, but we do operate ‘quiet hours’ between 11:00pm and 7:00am. You can access the building 24 hours a day, although after 8:00pm, you will need to use your key fob to gain access to the building.

Can I have guests stay overnight?

You can have overnight guests stay with you as long as it is cleared with Management in advance and your guests are registered with reception when they arrive. You may have a guest stay with you for up to 4 nights per month, unless otherwise agreed by the Residence Manager. 

Scape Swanston has dedicated family levels and can accommodate for families for a minimum 1 week stay. These rooms will have bedding and towels and we have a dedicated lounge area for light beverages. Please contact the Scape team for more details and pricing.

Is there car parking at Scape?

Parking is offered at our Scape South Bank (Brisbane) and Scape Toowong (Brisbane) properties only (subject to availability). This is available for an additional weekly cost to your rent. Please contact our friendly Scape team if you would like to enquire about a parking space.

All our locations are very accessible and close to public transport links, plus we offer secure bike storage at all our residences included in the weekly rental price.

If I go away for the university holidays do I need to move my possessions out of my room?

No, you only need to move out of the room at the end of your contract. 

If I go away for the university holidays do I need to pay rent for that period?

Yes, you still have to pay rent for the duration of your contract even if you are away on holiday. 

Can I smoke in my room or in the Scape building?

All Scape buildings are smoke free.

Do you have air-conditioning?

Yes, all our rooms at Scape are equipped with air-conditioning and with heating and cooling controls in your room. You can adjust the temperature for those hot summer days or cooler evenings.  

Is it noisy?

All windows are double glazed and access to corridors is limited to residents within that floor. We also operate quiet hours in the evening; however, Melbourne, Sydney and Brisbane are busy places so you may hear some noise from time to time and please bear in mind other students can be a bit noisy sometimes too. 

Can I store my belongings?

There is under-bed storage, wardrobes and drawers in all of the Scape rooms.

Can I have a proof of address?

Yes. Once you have a confirmed booking, you can view your invoices, receipts and contract on your myScape portal. These should all serve as a proof of address. If you need additional proof, the Reception team can also provide a signed letter confirming your address. 

Can I let my friend live in my room when I’m away?

No. You are responsible for your guests and must accompany them at all times. 

Can I bring my bicycle?

Yes, we offer secure bicycle storage at each of our locations included in the weekly rental price. 

If I have an issue outside of office hours who can I call?

The Scape team are on site ready to assist you 24/7 at Scape South Bank, Scape Toowong and Scape Swanston.

What if I have a dispute?

Scape has a clear dispute resolution procedure to assist you with any problem or issue that may arise.

What are the public transport options?

Scape South Bank (Brisbane) – 2 minute walk to South Bank main bus and railway station.

Scape Toowong (Brisbane) – 2 minute walk to Toowong Village main bus and railway station.

Scape Swanston (Melbourne) – 2 minute walk to Melbourne Central train station and tram options at your front door.  Scape Swanston also sits within the “Free Tram Zone” providing you easy access around the city.

Scape Abercrombie (Sydney) – 6 minute walk to Redfern train station.

Check In & Check Out

Do I need to bring any documentation for check in?

Yes, when you arrive and check in you will be asked to provide photo ID. This can be a driving licence, passport or any form of photo ID that shows your full name and date of birth. You also need to provide proof of student status and this can be uploaded on myScape prior to arrival.

What are check in times?

Scape Swanston (Melbourne)

At Scape Swanston, check in is from 3pm. Our concierge team is available 24/7 if you need to arrive anytime after.

Scape South Bank & Scape Toowong (Brisbane)

At Scape South Bank, check in is from 2pm onwards. Our concierge team is available from 24/7 if you need to arrive anytime after.

Scape Abercrombie

Check in is available Monday to Friday from 2pm to 5pm on the day of your tenancy start date. If your flight gets in at a time that does not suit this, please contact the Scape team to arrange a different check in time. Please provide flight details once known so the Scape team can look out for any delays.

I haven’t seen Scape; will I be given a tour when I check in?

Yes of course. When you arrive at Scape, one of our team will take you on a tour of the communal facilities, to your room and help get you settled in. We’ll also show you where everything is and how it works.

I have booked a room in a multi-share apartment, what equipment do I have to provide in the share kitchen?

We suggest you wait until you get here and then work it out with your new flat mates. Usually one person will supply the crockery, someone else might buy pots and pans, someone else cutlery etc.

How do I check out?

In the week before your contract end date, you will be asked to organise a room inspection in case there are any damages. Once this is done, you just need to return your keys (room and post box) to reception, complete your bond refund form and we will arrange your check out.

I am leaving early, who should I tell?

We know that some students may not stay for the whole duration of their contract, so please contact us in advance before you leave in time for us to inspect your room.
